Which files can I upload?
You can upload PDF files and text files (.txt). Make sure the text in the PDF is readable (no blurry scans/photos).
Where can I have my rental contract checked?
You can check your rental agreement on HuurCheckie by uploading a readable PDF or TXT file. First review the initial findings; you can then choose whether to open the complete clause-by-clause report.
The analysis
Does this replace a real lawyer?
No. HuurCheckie is a tool to quickly gain insight into potential risks. Our analysis is based on Dutch legislation, but it is not a replacement for professional legal advice. When in serious doubt, we always recommend consulting a lawyer.
How does the rent commission check work?
We check if the rent and service costs appear to be in line with the points system. This is an indication; the official point count requires a physical inspection of the property.
Can I use this report as evidence at the rent commission?
The report is informative, not legally binding advice. For procedures you need a lawyer.
What if the analysis makes a mistake?
The analysis can make a mistake or miss a nuance. That is why we cite the statute or ruling behind every assessment, so you can verify it yourself. When in doubt, we recommend professional advice.
How does the points system (WWS) for rent work?
The housing valuation system (WWS) assigns points to your home based on floor area, facilities, energy label and WOZ value. The number of points determines the maximum legal rent. HuurCheckie indicates whether your rent falls within this norm; the official point count requires a physical inspection of the property.
How do I recognize illegal or unlawful clauses in my rental contract?
Think of provisions that unfairly pass on service costs, set an excessive rent, stack penalties or limit your right to terminate. Many of these clauses are not legally permitted. HuurCheckie assesses your contract clause by clause against current legislation and flags the risk points.
Can my landlord increase the rent just like that?
No. Rent increases are legally bound to maximum percentages and terms, which differ per sector (social housing, mid-market, private sector). HuurCheckie checks whether a proposed rent increase is permitted.
Pricing and data
Is HuurCheckie free?
The basic check of your contract is free: you see your score and the main findings without paying. If you want the full analysis with the legal reasoning per clause, that is a one-off payment of €9.99. There is no subscription and no automatic renewal. Current prices are on the pricing page.
Is my data safe?
We only use your contract to create your analysis and do not give it to your landlord. After the analysis you can delete your report and data at any time via your dashboard. More details are in our privacy statement.
Will my landlord be notified?
No, we do not contact your landlord. Only if you send a letter or email yourself will it reach your landlord.
Do you keep my contract?
We process your contract for the analysis. Your report may contain converted contract text. The report and text are deleted by default 30 days after the report is created. You can delete them sooner or actively choose to keep them for 90 days from that choice. You can see the deadline; extending again requires a new active choice. This is independent of consent to reuse data.

Can I check an agreement as a landlord?
Yes. Choose the landlord route when starting the analysis. Your agreement and property details determine which topics are relevant to the findings.
Which topics can I review?
You can review rent and WWS points, increases and indexation, the Good Landlordship Act, service costs and deposit. The outcome depends on your inputs and does not replace professional legal advice.
